Improvement Allowance

“We didn’t want to waste money on an improvement that wasn’t really necessary. But ultimately, we had to get somebody in the home. And over the three or four weeks that we showed the property, we noticed that people walked the property and they were generally unimpressed.

They were excited when we spoke to them before they walked into the home about our lease purchase terms, but when they walked through the property, they lost their excitement. So, we thought about something, and we tried it with this property, that eventually has become a staple of how we market our homes, and how you could end up spending a lot of money in many different ways, and you can have ten families look at the home, and ten families would have spent the money in different ways.

So, the challenge to the real estate investor is make sure if you buy a property like this, you don’t waste a lot of money, but you still fill the home.

So, back to our story. We saw that we were showing the property, and it wasn’t impressing the prospective lease purchasers, so we tried something called an Improvement Allowance.

And what that is, is we put it on the flyer for the property. It said, seller offers improvement allowance. Now, that doesn’t really say anything to anybody, but it puts you in a position when you are showing the property to have a chance to explain it.”

CraigsList Ad Writing For Dummies (This Includes Me)

I would imagine that if you do any work on the internet than you are familiar with CraigsList.com and/or BackPage.com.

If you are not, both sites allow anyone to place an ad in many different categories. While a lot of the ads are free, some you are required to pay for up front.

CraigsList and BackPage are both sites that every real estate investor should be familiar with as they can help to drive leads to your business. Regardless of whether you are selling or buying property, these two sites are a must use tool for your marketing.

This morning while I was doing a little research I stumbled across a few tips that I would like to share with you.

Tip #1: When Writing Your Ad Headline, Make It **POP**.

One way to do this is to use the asterisk (*) that I used around the word “POP”. Your computer has the ability to create many different types of characters, so use characters around your headline that will make it stand out amongst all of the other ads.

Tip #2: Make Your Ad Location Specific

Write your ad so it sounds very specific to your location. You are either going to be buying or selling real estate. I live here in Knoxville, TN so in my ad I would want to write about a specific location where the home is located. Ex. “**Instant Equity**For Sale or Lease Purchase**Sequoyah Hills School District 37919**4br 3ba**”. The ad uses the asterisk and it also defines a specific area within the zip code given (also see tip #4). When writing your headline, also be sure to use specifics.

Tip #3: Leave Multiple Methods To Connect

When writing your ad, be sure to include several methods for contacting you about your ad and be sure to leave the contact information several times. You want to be sure that the reader knows how to reach you so make it obvious and make it obvious multiple times.

Tip #4: Write A Benefit Into Your Headline

We have already talked about writing your headline but I want to include one more important tip….include a benefit in your headline. In the example above I wrote about the school district. For folks moving into the zip code I referred to in my ad, school district is probably an important decision. A lot of the folks moving in are younger families and they would want to know where there kids would attend school.

Do You Lease Purchase?


I wrote something a while back about a story that Andy Heller recently shared with me. It really gets to the point about how powerful the Lease Purchase strategy can be when used correctly in today’s market.

“During the “Learn To Lease Purchase” class, our special guest Andy Heller shared a scenario with me that really speaks volumes to the power of the Lease Purchase strategy. That story went a little something like this…

Andy had a property which he had a tenant buyer move into several years back. For whatever reason the tenant was not making payments and it was looking like Andy was going to have to evict the tenant. As the process began, Andy decided to start the search for a new tenant buyer by placing an ad in the local newspaper.

After a few days Andy had received a half dozen quality leads and he was ready to move forward when, all of a sudden, the current tenant received a loan from his mom and caught up the back payments. So the tenant stayed in the home and Andy had a half dozen leads he had nothing to do with…Keep in mind that this first scenario took place during our booming real estate market.

Fast forward a few years to the present. We are in a declining real estate market when the same thing happened on the same property. The tenant became late with his payments and Andy was going to have to evict. Andy decided to run the same ad in the same newspaper, but guess what happened this time?

Andy received over 50 qualified leads of potential lease purchasers!

Don’t you think that it would be a wise decision to Learn To Lease Purchase?”

Networking For Success


Hello…my name is Ross Treakle and I want to welcome you to my blog!

I am an internet marketer with a keen interest in real estate investing. While I am involved in real estate, I do not consider myself an expert on real estate investment. I actually consider myself to be someone who is good at bringing the experts out and getting them to shed light on their respective areas of expertise.

Through my blog I hope to bring you stories from my own experiences and business journeys which will hopefully provide you with some entertainment as well as some good ole fashioned education.

Today I would like to share a story with you about a meeting I had last week. I had the good fortune to meet with someone who has made some serious cash in his lifetime through the internet and many other business ventures. He is a friend of a friend, and I was more than excited when we started to make plans to meet.

I went to his office which is just a few blocks away from where I live and we started chatting. We talked about what I was doing in my business and then we talked about his business ventures. We ended up talking about business for about an hour but it was not until the end of the conversation when I finally was able to seize the opportunity that I was looking for.

He brought up his real estate investments and mentioned that he had a house for sale. The house had been on the market for a few months and he was looking for a solution.

I tossed out the idea of doing a Lease Purchase. I explained the details of how to make it work and then I let him know that I would follow up with some additional info and resources to help him find a solution to his nagging problem, an empty property!

There are three main reasons why I wanted to share this story with you…

1. Never pass up an opportunity to meet with someone in your community. Regardless of whom they are or where they are from, who you know is just as important as what you know.

I wanted to meet this person because I found him intriguing because he himself had started many successful businesses. I knew that he was someone that if I am able to build a good relationship with, he might be willing to help me. Whether that is business advice, of which I got plenty or maybe he will possibly be someone I turn to help secure financing for a future investment. I really do not know, but it is a fundamental business lesson that you need to follow. Always be on the look out for networking opportunities!

Which brings me to my next reason for sharing this story…

2. When you are meeting new people, never ask them for direct help with something you are working on unless you cannot avoid doing so. I have always built relationships by doing something for the other person first voluntarily, and then down the road if they can help me, then I will ask.

If by passing on the Lease Purchase info I am able to help him get a warm body into the house within a few weeks, I would say without a doubt he will be more willing to help me in the future. Compare that to asking someone who you do not know to do something for you…I think the results are obvious!

Finally…

3. I want to share with you the excellent advice that I was able to share with my new business friend. I have put together an awesome class with my good friend Andy Heller on the art of Lease Purchase. There is a very specific method to having quality Lease Purchase tenants who will not be a pain in the butt and Andy shares with us his 20+ years of experience in the “Learn To Lease Purchase” class.
